Our Services
Property Negotiation
Property rights are often where value is either protected or lost. I assist landowners, developers, and private parties with practical negotiation support across a range of property matters, including easements, access arrangements, rights of way, covenants, boundary issues, encumbrances, and wider property rights.
We can also assist where a public authority is seeking to acquire land, impose restrictions, or rely on powers under the Public Works Act 1981. These situations can be technical, time pressured, and difficult to navigate without a clear strategy. I help clients understand the commercial and property implications, prepare a negotiation position, engage with the relevant authority, and work toward a practical outcome that protects their interests.
Whether the issue involves a neighbour, a developer, Council, a utility provider, or a Crown agency, the focus is the same: clear advice, strong positioning, and a negotiated result that preserves value.
Resource Management
Resource management is rarely black and white. What can be done with land depends on the RMA, national direction, regional and district plans, overlays, activity status, existing use rights, permitted activity rules, consent pathways, and how those provisions are interpreted in practice.
We assist landowners, developers, and private parties to understand what their property rights are, what constraints apply, and where opportunities may exist. This includes interpreting district plan provisions, identifying what can be done as of right, assessing when resource consent may be required, and helping clients position an application or negotiation strategy in the strongest practical way.
The resource management system is also changing. As the law, national direction, and district plans evolve, so too can the development potential, limitations, and strategic options for a property. We help clients understand those changes and what they may mean in real terms, rather than relying on a surface level reading of the rules.
Whether the issue involves subdivision, land use, building location, setbacks, overlays, access, existing use rights, or a disputed interpretation of the planning framework, the focus is on clear advice, practical strategy, and protecting the value and use of your land.
Property Valuation
Property valuation is not an exact science. The right outcome often depends on using the right valuer for the right job.
Different valuation matters require different expertise. A subdivision, compensation claim, easement issue, development site, rural holding, commercial property, or private negotiation may each call for a different valuation approach and a different specialist.
We work with a wide and trusted network of valuers throughout New Zealand, across a diverse range of property disciplines. This allows us to help clients identify the right fit for the task, brief the valuer properly, and ensure the valuation advice is aligned with the wider commercial, legal, and strategic context.
Whether the matter involves acquisition, disposal, compensation, development feasibility, lending, negotiation, or a dispute over value, we help ensure the valuation process is properly targeted from the outset.
Deal Structuring
Some property deals look out of reach at first glance. Often, that is not the end of the matter.
We help clients look beyond the obvious barriers and identify practical ways to unlock value, release capital, and make a transaction work. This may involve rethinking ownership structures, staging, vendor terms, deferred settlements, subdivision potential, access arrangements, funding pathways, or other commercial mechanisms that can turn a difficult deal into a workable one.
Our strength is seeing pathways others may miss. Whether the opportunity is rural, residential, or commercial, we focus on the structure behind the deal: what needs to happen, who needs to be involved, where the value sits, and how the transaction can be shaped to achieve a practical outcome.
From early concept through to negotiation and execution, we help clients assess the options, test the commercial logic, and structure deals that create opportunity rather than simply accepting the first apparent constraint.
Development Management
Successful development is not just about having a good site. It is about understanding the process, opening the right doors, managing the right people, and sequencing each step properly so the project keeps moving.
We assist clients with practical development management across rural, residential, and lifestyle projects. This includes early feasibility, consent strategy, water requirements, access, servicing, subdivision process, planting, site improvements, and coordinating the right professional team for the job.
Every project needs the right advice at the right time. We help identify which planner, surveyor, engineer, valuer, lawyer, or other specialist is best suited to the particular issue, rather than treating every project as if it needs the same standard approach.
We also focus on timing and sequencing. Getting the order wrong can cost money, cause delay, or limit options. Getting it right can unlock value, reduce risk, and improve the final outcome.
Whether the goal is to create new titles, improve an existing property, resolve constraints, prepare a site for sale, or maximise long term return, we help manage the process from concept through to completion with a clear commercial focus.
Commercial Property Management
Commercial property management is about far more than collecting rent and arranging maintenance. A well managed building protects value, improves tenant retention, reduces unnecessary cost, and delivers the best possible return on investment over time.
Commercial buildings have their own intricacies. Lease obligations, rent reviews, operating expenses, maintenance planning, contractor management, compliance, tenant relationships, capital works, insurance matters, and long term asset presentation all need to be managed properly. When these details are handled well, the building performs. When they are not, value is quickly lost.
We bring over a decade of dedicated commercial property management experience, including the management of some of Queenstown’s most recognisable buildings. That experience gives us a practical understanding of what owners need, what tenants expect, and how to keep a commercial asset performing in a demanding local market.
Our approach is hands on, commercially focused, and proactive. We do not treat property management as a passive administration role. We look at the building as an asset, identify where performance can be improved, manage issues before they become expensive, and ensure owners have clear, practical advice when decisions need to be made.
The difference is focus. We understand commercial property, we understand Queenstown, and we understand that every management decision should ultimately support the value, performance, and long term return of the asset.
